No. DC Lending’s investor qualification is not a bank mortgage. It is an assessment of an
investor’s eligibility to participate in a specific condotel project’s capital pool — based on their
capital position, return objectives, and the terms of the development. The result is a project-
specific pre-qualification that defines the investor’s participation under clear, documented terms.

A capital pool is the collective investment assembled to fund a specific condotel development.
Depending on the project, DC Lending may assemble the full pool from its qualified investor
network, support a partial raise alongside investors the developer already has, or provide the
infrastructure for the developer to manage their own pool. The model adapts to the project. The
standard of transparency and documentation does not.
